In 2011 Mossien Associates was approached by Atlantic Funding to develop a multi-family housing complex, community building and retail frontage along the banks of the Erie Canal. In working with the developer they planned and designed a development that would be home to 168 rental apartment units spread over three buildings. The dwelling units would range from one-bedroom studio units up to and including four-bedroom apartments.
Two of the buildings would contain the majority of the dwelling units as well as a one-hundred car parking garage below each building. The two residential wings would flank a central commons building that would include a fitness center, clubhouse room, more dwelling units, retail space and an exterior pool. One of the most challenging parts of the project was to incorporate the Owner’s vision for a variety of unit types as well as an interesting exterior façade. The development of the second floor dwelling units was instrumental in meeting their goals as the majority of these units contained upper floor loft space. These spaces, ‘overlooks’ onto the main living level, are quite unique and informed the variety that can be seen in the exterior façade. There are a number of upper floor balcony conditions as well as first floor patio spaces to go along with the variety of dwelling unit options that the Owner wanted to offer. At this time the project is complete and well on its way to being fully occupied.
